and integrated Customer Call Center – where all
the workers and customers can call for any request and

and tracks all periodic tasks, preventative maintenance,

Guardian 24/7 modules include:
• Work Management – Tools to improve productivity,
manage all billable and non-billable work activities,
and the accuracy and timeliness of activity reports,
work orders and Service Level Agreements. Our “dashboard
& reporting” engine provides a graphical
display of actionable, job-related data – including
labor cost, material cost, billing and accounting information.
• Preventative Maintenance –This module
is a complete management system that lowers long-term
costs, supports the tracking of assets, and provides
preventative maintenance schedules, warranties, task
lists, meter readings, inventories and historical reporting.

as inspection data is being recorded.
• Tenant Services – A system that provides
an intuitive, web-based portal designed to improve efficiencies
and customer service. This module lets the tenants submit
and review their maintenance requests, increase their
overall satisfaction and decrease help-desk calls and
office visits. This email-based module allows tenants
to enter requests, which are then recorded and routed
to the proper service team member(s). Tenants and team
members are able to update and review the status of
active requests.
• Access Control – This visitor registration
system allows tenants and/or employees to request visitor
access via an easy-to-use web interface. It effectively
provides a “front desk” functionality for
checking-in visitors and issuing visitor badges. This
module creates a complete record of who enters the building,
helping you to best manage and increase building security.
What’s more, tenants have the ability to create
“personal” visitor lists, which
can be used repeatedly, thus saving time in screening
visitors and in preparing building passes.
• Safety – A module to help support emergency
response and avoidance. The system tracks incidents
and accidents; it also performs “root cause analyses”
and documents action plans to avoid potential emergency
situations. This module creates emergency preparedness
plans featuring “call trees” and lists of
tenants requiring special assistance. All aspects of
this module are stored online with full print capabilities,
as required.
